Job Summary
The Maintenance position provides building tenants with well-maintained environment by performing maintenance repairs and custodial duties in areas including but not limited to plumbing, carpentry, electrical, painting and mechanical systems. This position involves extensive interaction with on-site staff and tenants, as well as venders and contractors.
Status: Full-time, Nonexempt, Regular
Location: Polk Gulch neighborhood, San Francisco
Hours: Sunday through Wednesday and Saturday, 8:00a.m. - 5:00p.m., occasional evenings and weekends and on call for building emergencies
Salary: $23.36 - $24.59 per hour; Comprehensive benefits
Schedule: Weekly Schedule. Onsite.

Job Responsibilities
- Meet with Maintenance Supervisor or Property Manager to get work schedules and assignments
- Examine problems as outlined on work orders and assess/ troubleshoot reported issues
- Perform building repairs by responding to problems such as, but not limited to:
- Boiler malfunction
- Water leaks
- Sprinkler set-offs
- Clogged drains or pipes
- Broken light fixtures
- Ground fault interrupters reset and electrical circuit troubleshoot
- Door locks and security system
- Complete all work orders as assigned
- Turn around vacant units in accordance with Property Management policy
- On call on a rotating basis ( depending on portfolio ) for all building emergencies
- Log all information or duties performed on work order request forms in compliances with Property Management procedures
- Repair appliances such as:
- Washers
- Dryers
- Vacuum
- Stoves
- Refrigerators
- HVAC
- Assist Maintenance Supervisor with daily inspection of the common areas for safety hazards or code violations
- Assist property Manager with annual (or as required) unit inspections
- Perform monthly inspections of Emergency Lights and Exits
- Perform custodial duties as needed
- Maintain work area in orderly condition
- Perform custodial duties twice a week at minimum including, but not limited to, collecting garbage bins and garbage rooms and bins
- Wear any uniform that is provided during work hours

Knowledge, Skills, and Experience
- Ability to use all janitorial equipment including but not a limited to, floor machine, carpet extractor etc.
- Ability to use all basic maintenance equipment including, but not limited to, power tools (i.e. saws, drill, sanders, grinders, etc.), hand tools (i.e. hammers, wrenches, etc.) and electrical multi-meter and tester
- Knowledge and follow safety procedure such as (proper use of ladders, preventing floor slippage, and trip hazards )
- Ability to troubleshoot and prioritize work
- Capacity to work independently and exercise own judgment
- Good problem-solving skills
- Flexibility to adjust to changing situation s and work conditions
- Ability to work with people of diverse economic, social and ethnic backgrounds
- Basic knowledge of CAL/ OSHA and MSDS.
- Good verbal and written communication skills
- Ability to repair door lock and security systems
Minimum Qualifications
- Two (2) years of building maintenance and/or construction experience
- One (1) year experience in plumbing, carpentry, painting, electrical and mechanical systems
- Prior experience with housing repair
Preferred Qualifications
- Bilingual in Chinese and English
- Knowledge of CAL/OSHA and MSDS
- Prior experience with housing project
- Familiarity with diverse neighborhoods
- Maintenance and construction training classes, license, and certificates
